3D MODELS
3D models are required to generate images, panoramas, videos, etc. Models are sometimes required by HOA committees for design review approval. The foundation of all services provided by Residential Realities is the 3D model. The model is the necessary first step for the production of renderings, videos and other services options. See below for the uses and types of models that can be generated for your specific needs.

MODEL TYPES
TYPE 1 - CONSTRUCTION ANALYSIS MODEL
A Type 1 model is a highly detailed/accurate model that supports all of the benefits and features of a Type 2 model. This type of model provides a real foundation/structural analysis of the residence and can facilitate the generation of the structural plan drawings for the construction documents.
TYPE 2 - RENDERING/VIDEO MODEL
A Type 2 model is a highly detailed/accurate model to support high-resolution images, panoramas, videos, signage, and CAD elevations. This model type requires that the surrounding areas display in the model items as golfing areas, mountains, lakes/streams, or any noticeable feature(s) near the property to add to the proposed design's realism.
TYPE 3 - HOA/CAD READY MODEL
A Type 3 model is required when working with certain HOA committees with strict design guidelines for terrain usage, height limitations, and neighbor approvals. Here, the model is practically as crucial as the Design Development documents when presented to the HOA. Once completed, an accurate set of CAD elevations can be extracted and upgraded to be used in the Construction Documents (see CAD ELEVS).
TYPE 4 - HOA MASS MODEL
A Type 4 model is a more basic model that contains the minimum amount of information to articulate the proposed design. This type of model is acceptable by some HOA committees for design submission. Because extra detail is present in this type of model, it's not suitable for rendered outputs or video production.
